Know Before You Apply

The California tenant application process

California law gives applicants specific rights during screening. Here's what to expect.

What you'll need

  • A completed rental application for every occupant 18 or older
  • Photo ID and proof of income (pay stubs, offer letter, or bank statements)
  • Rental history and landlord references
  • Written consent for a credit and background check
  • A screening fee, if applicable (see your rights below)

Your rights as an applicant

  • Screening fees are capped by state law (adjusted annually, roughly $65–$66 per applicant as of 2026) and must reflect actual screening costs
  • You're entitled to an itemized receipt and a copy of any credit report obtained with your fee
  • Any unused portion of a screening fee must be refunded
  • Written screening criteria must be provided with the application, and qualified applications are reviewed in the order received
  • California law protects lawful source of income, including housing assistance vouchers, and prohibits discrimination based on protected characteristics
  • Security deposits are generally capped at one month's rent

Paying rent

Rent is paid online through the Tenant Portal. Login details are provided when you move in. If you have trouble accessing your portal or a payment question, contact our team directly.

Maintenance requests

Submit non-emergency maintenance requests through the Tenant Portal. For urgent issues, call us any time — Gold-plan properties include 24/7 emergency response.
