New Tenant Move-In Checklist

Before Move-In
- Signed lease agreement on file (California-compliant, AB 1482 language if applicable)
- Security deposit collected and receipted (capped at one month's rent)
- Move-in inspection scheduled and photo-documented
- Utilities confirmed in tenant's name or landlord's name, as agreed
- Keys, gate remotes, and mailbox keys prepared
- Smoke detectors and carbon monoxide detectors tested
- Written notice of any known habitability items disclosed
At Move-In
- Walk the unit together and complete the Move-In/Move-Out Inspection Form
- Photograph every room, appliance, and existing damage
- Review lease terms, rent due date, and late fee policy with tenant
- Provide tenant portal login for rent payment and maintenance requests
- Provide emergency maintenance contact information
- Collect renter's insurance proof, if required by lease
Within the First Week
- Confirm tenant received copies of signed lease and disclosures
- Log the move-in inspection and photos in the property file
- Set a reminder for the next required entry notice, if any inspection is planned
